Job Description

As the Maintenance Supervisor at AMLI North Point, you will supervise and coordinate the maintenance team's activities to ensure all upkeep, inventory, and repair of this luxury mid-rise apartment community. Duties include scheduling and direct supervision of all in-house and/or vendor work with the Property Manager, leading the maintenance staff, delegating and participating in diagnosis of problems and replacement and repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances. Ensure AMLI's comprehensive maintenance program is completed annually and preventative maintenance is scheduled. Responsible for inventory, ordering, and delivery of supplies and equipment for service, custodial, and grounds departments under Community Manager's direction. Approve Maintenance Department invoices, research and evaluate products used in maintenance. Assist in annual budget preparation, monitor and control utility, repair, maintenance, and capital expenses per budget. Secure bids for capital projects and ensure consistent scope of work. Provide leadership and direction for on-site employees including employee relations, compliance with employment law, training, motivation, coaching, counseling, performance evaluations, and interviewing. Evaluate and manage schedules to control overtime costs. Enforce safety regulations such as OSHA. Schedule and perform preventative maintenance. Ensure timely response to service requests and make-readies, assist residents and prospects. Maintain property curb appeal and ensure vacated apartments are restored to make ready status on time with weekly inspections. Report unusual circumstances and incidents. Rotate on-call with other service staff and backup Service Technicians as needed. Requirements include EPA Refrigerant Certified (type 1 and 2 or Universal) and minimum 2 years maintenance supervisory experience. Physical demands include frequent walking, climbing, balancing, talking, hearing, sitting, stooping, kneeling, squatting, crawling, lifting 25 pounds or more regularly, and moving over 100 pounds often. Vision abilities required include close, distance, color, peripheral vision, depth perception, and ability to adjust focus.
